Specialist Disability Accommodation (SDA) is an innovative housing development through the NDIS.

Specialist Disability Accommodation is designed, funded and built specifically to help NDIS participants reach their goals of independent living. Eligible NDIS participants may receive SDA funding through their plan for purpose-built, high quality housing that meet their specific needs.

Enable WA are proud to lead the way with carefully selected collaborations and partnerships with investors, developers and SDA providers whose values and vision align with Enable’s own, including NDIS Property WA and John Palmer, Sadhana Constructions, Habilitas, and VeraLiving.

The SDA developments span the footprint of our organisation across WA and include a variety of living models, from individual single residences, through to shared living arrangements.

We work directly with clients and families to create the best, most sustainable long-term option available, with all our developments being built to either High Physical Need, or Fully Accessible design categories.

Enable WA are the provider of choice for On-site Overnight Assistance (OOA) in these developments.
All dwellings surpass the strict SDA Design Standards and will contain the latest assistive technology to maximise participant independence.

Where eligible NDIS participants can be identified early enough, they can be consulted on the final fixtures and fittings, providing a truly bespoke, purpose-built experience.

By applying early (pre-build), we can ensure all of your needs and requirements are met. In some cases, participants have the choice to live in their new home for many years, so making it feel homely is important.
The Process
Step 1: Identify housing as a goal in your NDIS plan.
Step 2: Discuss your eligibility.
Step 3: Start thinking about your accommodation preferences.
Step 4: Request funding for SDA application.
Step 5: Identify your housing preference (apartment, villa or 2/3/4 bedroom house).
Step 6: SDA application applied.
Step 7: SDA funding approved in your new NDIS Plan.
Step 8: Supported Independent Living quote submitted.
Step 9: SIL quote approved.
Step 10: Lease agreement signed.
Step 11: Move in!
